How to list your property on Turkey Again

This guide will talk you through the process of adding a property listing to the Turkey Again website. In this guide we're assuming that you've already signed up to list your property in Turkey with Turkey Again, and that you have your login information to hand.

Log into your account

1. Click the Owners Login button in the top right hand corner of the page (person holding a key) to go to the owner login page.

2. After clicking the Owners Login link you'll be asked to log into your account. Ensure that you enter your information correctly, remembering passwords are case sensitive but the mandatory captcha code is not.

3. Once you've signed into your account you will find yourself presented with your dashboard (your property management area). From here you can access all the features you'll need to create and maintain your listing.

4. To start your property listing you can simply click the 'Add listing' link in the Listings tab of your dashboard (grey list on the left).

5. The next screen you'll see is the very first step of a property listing with Turkey Again.This is where you choose the package for your listing. After you've made your choice by clicking the icon to the left of the listing you need, you can click the Update package button below the options (All packages are currently free but please be aware that when we begin charging you will need to purchase the required number of credits before you can choose a package. Information on credits can be found further down below). After clicking to apply the package to your profile you should see a summary of your package like below:

6. The next step, seeing as you have the options right in front of you is to fill in your profile information. Click the overview tab, and you'll be able to change your password and opt in or our of our newsletter (were recommend you opt in as this newsletter often features important information for our property owners). You can also use the password generator to provide you with a new, random password. If you use this feature be sure to write the password down as they will be a combination of numbers and letters (both higher and lowercase). The profile tab is where you can input your contact information, you're free to include as little or much as you like but ideally you should at least add a contact name and phone number.

7. Now that you've completed your profile information you're now ready to add your property. To do this click the Listings tab in the left hand menu bar and select 'Manage listings' from the choice of options that dropdown.

8. When the Manage listings page loads up you need to click the Add listing link.

9. The first screen you see is the Overview tab, this is where you will be providing the bulk of informationabout your property. Most of this section is quite self explanatory, for instance filling in the region and resort that your property is situated in, number of bedrooms and bathrooms etc.

10. The first part you'll need to fill in is the 'Available from' date, you can leave this as it is unless you aren't able to rent your property out until a specified date (say for example, your property is being renovated and won't be available until late June). Ensure that the 'active' option below that is checked or else your listing will not be viewable on our website.

11. Moving onto the Listing location section of the listing, you'll be able to choose your location along with your property's address. The next section, Distances, allows you to list the distances of a number of services from your property.

12. The next two sections, Special offers and Area description are fairly straightforward. You can complete the Special Offers text box whenever you're running any offers or discounted accommodation.The Area description box allows you to add some information about the resort in which your property is located. Ideally you would want to put some information about the area as well as suggesting some activities or places to eat and drink.

13. After you've completed these fields you can move onto the Google maps section, which is where you can pinpoint the location of your property. This feature is great for holiday makers as they can get a good feeling of where they will be staying if they rent your property. If the Google maps search has given you more than 1 choice and you know the correct location then you can click it to pinpoint the location. You can also move the map around and zoom in or out, depending on how you wish the map to look on your listing. Once you're happy with the placement and location on the map you're ready to begin adding the main details of your property. Onto the next section, Listing details.

14. In the Listing details section you add all the standard information for your property. The first few options are all fairly easy to fill in. You'll also notice that some fields and options have an asterisk (*) next to them. These fields are mandatory and must be filled in. Listing type refers to the property you own, so you'll be choosing from either villa, apartment or Guest House / B&B. The Headline field is the title of your listing. If your property has a name then it's generally good practice to put that in the Headline field otherwise a brief description of your property and possibly it's location.

15. The Highlights field is useful for mentioning a couple of good features about your property. Although this is also stated in the Distances section, the highlights will appear before the distances section in your completed listing. The Summary field is where you can 'sum up' your property. You ideally want to be keeping this to two sentences at the most.

16. Now onto the Description field, this is where you'll want to put all the information you have on your property. You can format this how you like, some of you may wish to detail everything, others may wish to use bullet points to list key features. It's entirely up to you and if you're unsure take a look at some other listings on our website to get an idea of how others have displayed their information.

17. After the description field comes the fields and options for you to state the maximum number of guests, the number of bedrooms and bathrooms along with accessibility options and suitability of the property. A new feature on our newly updated site is the option to state the set up of utilities in the bathrooms. You can state how many toilets, showers, baths, basins or bidets you have in your property. You can also do the same with the bedrooms, detailing about doubles, twins, singles, sofa beds and more. The next few sections allow you to select facilities and services that your property or you can offer to holiday makers. These sections consist of check boxes, so you simply need to check the boxes next to the services and facilities that you offer. The final section allows you to detail distances from more local activities such as restaurants, nightclubs, shopping centres and many more. You can state the distance from your property in km, miles, metres or minutes. Once you have completed these areas it may be worth just double checking over what you've done so far just to ensure that you've not missed out anything.

18. When you're happy with everything then you can click the 'Add listing' button to complete the first section of the listing process. If you're going to leave the listing and come back to it to complete it another time you can click 'Add listing & back to list' which will take you back to the list of properties on your account, then you can log out using the link in the top right hand corner of the page.

19. The next step of the listing process is adding images of your property. Once you've clicked the add listing button the page will reload and you'll be able to click the Photos tab at the top of the page. We have a new multiple image uploader that enables you to select multiple images and then upload them concurrently. In order to do so just click the large 'Select file(s)' button, navigate the menu to find the folder where your images are stored and then you can select multiple images by either highlighting them with the mouse, or holding the CTRL key and clicking on multiple images. Once you've done this click the 'Open' button and your images will be queued up in the image uploader, all that's left to do now is click the 'Upload' button and your images will begin to upload.

20. Once the uploader has finished the page will reload and the images you've uploaded will be listed below the uploader. If you have trouble uploading images using the new flash uploader you can click the 'Switch to default uploader' link which will load up another uploader for you to try. Please note that images must not exceed a maximum width and height of 1024 x 768 pixels.  Images must also be in JPG, JPEG, PNG or GIF file formats. Now you can edit the images if you wish by changing their Hierarchy to determine which image will be the default image for your listing. The image you want to use for your main listing image should be number 1. You can change the hierarchy by clicking the up or down arrows next to the images. You can also click the edit icon to the right of each image to be able to add titles and descriptions to the images. We recommend you do this as the titles and descriptions are displayed in the image slide show in your listing.

21. When you've finished editing your images you can move onto the next section, Videos. Just click the Videos tab and you'll find the video uploader. The video uploader works exactly the same as the image uploader. If you have a video you wish to upload then go right ahead. If you already have a video on another site such as YouTube then click the 'Switch to default uploader' link, and this will load the other uploader. This also features a field for you to copy and paste the embed code for your video. Simply paste that in, fill in the title and description fields and click the 'Upload' button.

22. The next section of your listing is the Rates section. Here you can detail your rental rates for your property. The form for adding rates is relatively straightforward. You can detail the name of your rates (for example, if you have separate rates for spring & summer), the duration of the rates validity, as well as nightly rates for weekdays and weekends, weekly rates and also per person, per week (PPPW).  You can also state a preference for changeover days, as well as stating if the rate is a special offer. Once you've filled in the details click the 'Add rate' button. The rate will then be applied to your listing and will be displayed by ablock of colour on the calendar below the rates form. Please note that the weekly and PPPW rate fields will remain greyed out until you edit the start and end dates of your rate to longer than 7 days.

23. Once you've added all your current rates you can use the next section, Availability, to mark down any periods that your property may already be booked out our unavailable. You simply state the start and end date of the booking, select if it is finalised or still pending then click the 'Update availability' button. Booked and pending dates will appear on the availability calendar.

Now that you've completed the availability section that is it! Unless you are going to upgrade your property listing with a paid service your listing is now ready to be viewed on our site. Recently added properties are displayed on the front page of the website.

The Headline used for the listing is displayed prominently in blue text. There is also information on what type of property it is, as well as the number of bedrooms, maximum number of guestsand also the last time the listing was updated. Below that you'll see the text in the Summary field. The blue bar below details the cost of renting per week (if you have multiple rates, it would state the range of pricing, eg. £250-£750 / Week), as well as containing quick links for contacting the property owner and also saving to the wishlist feature for holidaymakers to come back to later or to compare multiple properties. The stars next to the headline are for reviews of your property. Holidaymakers can leave reviews of your property once they've stayed and you have the option to approve or reject these reviews from your dashboard. That is it. To get the best out of your property listing with us on Turkey Again we've produced this set of guidelines to follow if you're either having trouble completing your listing, or if you want to make it look the best it can.

This guide follows and details the listing features in the order you would come across them whilst adding your property.

Listing Location

The new distances section allows you to detail just how far (in km, miles, meters or minutes) your property is from facilities such as airports, Beaches, Shops, Bars/Restaurants etc.

If you're running any special offers in regards to your rental rates then list them here.

The area information section is where you could use your knowledge of the area to your advantage. If you know when the ski runs are quietest then put that in. It also doesn't hurt to suggest places to eat and drink, or other activities to partake in.

Google Map

Make sure you pinpoint the location of your property the best you can. The integrated Google maps feature is a fantastic tool so make good use of it.

Listing Details

Most of the listing details sections are mandatory, and are also fairly self explanatory. The occupancy type is a good section to fill in, as single or smaller groups of holidaymakers will like to know if they can rent a single room in a larger chalet.

Fill in the headline section with your property's name, or if you don't have a name for your property, just state what kind of property it is. For example, 3 bed Villa in Bodrum.

The highlights section is useful for you to state two or three of your property's unique selling points or features, as it is displayed close to the top of your listing page. A good example of this would be something along the lines of One minute walk from Bars, Restaurants and shops, quiet location or private swimming pool, private garden and Sky TV.

The summary section is exactly that, a summary of your property. Hit the main points that most people will be looking for. Try to keep it down to two, fairly short sentences. Eg. 3 bedroom villa in Bodrum sleeping up to 6 people with private swimming pool, Satellite TV, DVD and Wi-Fi within 5 minutes walking distance to the nearest beach.

The description section is where you can really go into detail about your property. Try to avoid large passages of text though, as this can prove troublesome to read. Short, concise sentences and paragraphs break up the text and will make it easier to read.

When filling in the number of bedrooms and bathrooms you can state the kinds of bed (king, double, twin, bunk, sofa bed etc.) available, as well as what the bathrooms actually consist of (shower, bath, basin, toilet etc.).

The access and suitability sections provide you with the chance to state how suitable your property is for people such as the elderly, disabled or children, as well as how your property is accessed, and if you allow pets or smoking. Generally in these sections the more you fill in the better.

Indoor Facilities, Outdoor Facilities, Housekeeping, Luxury Items, Local Activities

With these sections it is simply a case of clicking the check boxes next to the services or facilities that you and your property can offer to prospective renters. When searching for properties site users can refine their searches in a number of fields, so filling in all the relevant information ensures that your listing will show up in all the right search parameters.

Photos

There are a number of factors to take into account when uploading images to your property listing. Firstly, picture uploads must not exceed a width of 1024 x 768 pixels, and must be saved in the jpg, jpeg, png or gif file formats.

Also, consider carefully which image you will use as your default image, as this will show up in all listings. Feel free to upload images of views or the local surroundings, but ideally you'll want to be using an exterior shot of your property or a good interior shot (one displaying the living area, or one which you think best defines your property's best feature).

Once you've uploaded your images you need to ensure that your default image is at the top of the list. We also suggest adding titles and descriptions to your images, as these will appear in the photo slideshow.

Videos

You can only upload one video per listing if you have chosen the Video package so if you have more than one you'll want to consider the best video to upload to your listing.

Great ideas for videos could be a short 'guided' tour of the property and it's facilities, or even footage from the local area.

If you already have a video uploaded on another service such as YouTube you can use those videos. By clicking the 'switch to default uploader' link and you'll be presented with a different form that allows you to copy & paste the embed code for your video. Add a title and description, click 'upload' and then you're done.

Rates

When it comes to inputting your rates the best approach is not to complicate things. If you can stick to three or four different rates (with the exception of special offers, which you can list in the special offers section of your listing), this will avoid your rates looking complicated.

Availability

Keeping your availability section up to date will not only encourage prospective renters to contact you for their chosen dates, but it'll also save you and others time by not having to reply to enquiries only to tell them that their requested dates were booked long ago.

Paid Services

It is entirely up to you how to use our paid listing upgrades. Featured listings will be prominently displayed on our front page for a predetermined amount of time. Highlighted listings feature higher in search results and are also distinguished by an orange options bar as opposed to the standard blue options bar.

A Guide to using credits on TurkeyAgain.co.uk

The credits system allows property owners to purchase credits and in turn use them to pay for services on our site. Credits can be used in a number of different ways.

Credits need to be purchased before you can use them. Once you've purchased your credits you can then use them to pay for your property listing or for paid upgrades to your listing.

How to purchase credits

In order to use credits for listing packages or upgrades you first need to purchase enough credits for the service that you wish to use. To do this you first need to be logged into your Turkey Again owners account. From your dashboard you need to click the 'payment' tab and then the 'buy credits' link from the drop down options.

You'll then be presented with a form that has two fields. The first field is where you type how many credits you want to purchase. Credits are purchased at the rate of £1 GBP for 1 credit, so if you wish to buy 20 credits this will cost you £20 GBP. The second field, 'system', has a drop down menu with the payment options available to you (only PayPal at present). Once you have typed the amount of credits you wish to purchase and the payment system you then need to click 'buy', at which point you'll be transferred to the PayPal website to complete the transaction. Don't worry if you don't have a PayPal account, you can make a one off payment via secure connection on your credit card.

PayPal is a highly trusted company and so you should not have any reservations about using their system to make a payment.

Spending Credits

Now that you've purchased your credits you can use them to purchase a listing package or upgrade your existing package. If you already have a listing and you wish to upgrde it to either highlighted or featured, then you need to click the 'listings' tab then 'manage listings' from the menu below. Click the 'edit' icon to enter your listing and then the 'paid services' tab. This tab will feature a list of all the upgrade features available to you at the time. To upgrade simply select the feature and then click 'edit paid services'.

Nb. You can purchase and run featured and highlighted upgrades concurrently.

Featured Listing Upgrades

You can also spend credits to upgrade your property listing for a predetermined amount of time. Upgrading to a featured listing means that your property will be displayed prominently on the front page of the Turkey Again website. Your listing will feature in rotation with other featured properties, with a maximum of 20 on the front page at any one time.

In addition to being featured on the front page your featured property listing will also be displayed at the top of all search results, again in rotation with all other featured properties.

Highlighted Listing Upgrades

There is also the option to upgrade your listing to highlighted status as well, for 6 months. Highlighted upgrades are distinguished by having an orange menu bar in search results, as opposed to the default blue one. Highlighted listings will also appear higher in search results than those which are not.
